Northlands Construction Estimate & Contract Process

We are a small, local company specializing in remodel and home repair. We strive to provide quality workmanship at an affordable and fair price. As well as clear and honest communication regarding your projects. The purpose of this page is to help you better understand our process.

Initial Meeting, Inspection, and Estimate

  • We offer free estimates from 2:00-4:00 on Tuesdays, Wednesdays, and Thursdays in the area between Trinidad and Eureka. There may be fees associated with estimates outside of those dates, times, and locations.
  • Our estimates are for time and materials with a not to exceed price.
  • This means if the project takes less time, you are passed on the benefit.
  • Estimates will include a description of work, labor cost and materials cost.
  • We will email you with an initial rough estimate within 5 business days of our meeting.
  • Estimates are good for 30 days, please confirm receipt of email.
  • We will work out details, answer any questions and provide you with a 2nd estimate if necessary.
  • Our goal is to come in at or under our estimate.
  • Please respond in a timely manner, our schedule can fill up quickly.

Contract and Deposit

  • If you have made a decision to hire Northlands Construction for your project, we will send you a copy of our contract.
  • A deposit of 10% or $1,000, whichever is less, will be requested with the signed contract.
  • We will confirm your scheduled dates and your position in the queue.
  • Again, a timely response is necessary to get you on the schedule.

Construction Process, Reports, and Billing

  • We invoice weekly for time and materials
  • We write a detailed report at the end of each day. This includes a description of work completed, total hours and material/expense cost.
  • You are emailed your weekly report and invoice on the following Monday.
  • Invoices must be paid within 5 business days for work to continue on schedule.

Other Important Information

  • Often we encounter things that are not visible at the time of inspection and estimate.
  • These include things like dry rot, framing rot, or electrical and plumbing not to code.
  • The estimate is for the description of work only. Other work requested or required will be billed as time and materials outside of the not to exceed price.
